WELL DONE to all the – NO VOTERS ! ____ In the very short time from when we found out and up to voting (with no funding) it was 100% defense mode , We told you some ” Real facts and you listened” ___ Beware they will be back at it again in 2 years ( asking yet again for many more $*0000’s of local board funding – Lucky for the NO voters they never slipped this pass on their 14.5% of yes votes , (as we stated 13% was a possible ) That’s 14.5% trying to a get ____ A rate added to approx. 375 odd buildings (avg of $1250+ pa. ea ) Their Website STATING “its a small Levy” on each building – THEN spending over 1/2 of the collected money in just keeping their doors open “BEFORE ” a single material benefit to those being forced to pay ( business or owners )
WHY IS THIS BALLOT HAPPENING __ For the last 2 YEARS the small group (believed 20-30 odd from the Town Centre Retail businesses, Incorporated as a society) , have Approached the Council as representing Takanini Businesses to put forward a BID Plan , They called in a couple of professionals from outside the district that ___ SET UP & RUN BIDS as a source of their INCOME – They Received $ 000,000k* in funding from the Council to ____ Promote-Inform-Plan and get feedback from Business , Then to get the BID to the voting stage ( NOW ) – Voting starts Wed 19th Feb running to Mid March 2025 , If that Grant Money has got you __ NO INFO __ in the last 2 years you may consider the $500k being collected by the levy (with $270k being pulled out in running costs each year ) Is going to be a bit of a waste maybe ? . ( * $ amount quoted above is Unknown at this stage but is many Thousands )

__ There was 3 WAYS this group COULD have chosen how the levy was to be set under Auckland Council rules ( better if we all could have been in on that ! ) . We cant get an exact number of membership they have but it looks very much around 40 , This group of about 5% of the eligible voters has then decided the way they want this to go forward , Read below and YOU DECIDE with who’s best interests !
(a) Option __ Every building paid the same amount- NOT CHOSEN – we agree would be very unfair on small buildings
(b) Option __ Amount charged being based on a buildings value – NOT CHOSEN – BUT FAIR WAY __ if you did want it to go ahead
(c) Option – THIS WAS CHOSEN – __ Two calculations . Part 1 – A set amount ( Council allows at present this to be up to $900 per rate-able TITLE ) and then Part 2 being a rating factor on the buildings value , With $600 being the amount set this time and a rating factor on value at .00020310 * ( *TRUE and CORRECT on their site as at 10th FEB 2025 ) — EXAMPLE is – a One Million $ building is paying 75% of the levy as the $600 base amount and 25% of the levy from the building value , sounds ok until —-

The Town Centre , one of the very places where this BID idea has been growing is ONLY 1 Title – YES only 1 x $600 is collected ,so the 40 odd business there are only going to be paying $15 a year for the base fee share NOT the $600 each that most Commercial & Industry properties will . ( Then based on the building value they will divvy up the 25% share calculated by the rating factor ) There is other Retail shopping areas like Southgate , (that some of them are from) , with a similar calculation all making the Commercial / Industry areas paying around 75% MORE of the total levy collected

So if you are in a Heavy Industry / Commercial building and some others like ( The Gateway Shopping (24 in the block ) up by the motorway ramps and Tironui Station rd Live/Workshops (24 properties ) all with sep. titles you are ____ Effectively going to be paying 75% more on the same building value _______ WISE OPTION IF YOU ARE NOT ONE OF THOSE BUILDINGS *** AND *** YOU ALSO ARE MAKING THE RULES ?

__ For the vote to Pass ___ONLY 25% of all eligible voters need to return a Vote , 51% need to vote yes , __ So of all eligible votes just 13% yes votes could pass . If passed the Levy is _ ADDED TO THE BUILDING RATES EVERY YEAR , owners are lawfully required to pay this levy every year from then on . Most likely owners will pass that on to tenants as Outgoings

Details on their website shows the following Budget allocated to operate
1/ __ Operating Expenses 30% _____ $150k
2/ __ Membership /Networking 10% ____ $50k – ( remember there is only about 40 of them – if passed You will become a member by default so whats this for )
3/ ___ Branding Promotion (who for? Retail promotions ? ) 10% ___ $50k -( is this a need for the Industry area ? )
4/ ___ Advocacy –acting for you if needed , but its at an extra cost of 4% ____ $20k
( Note : The Operating Expense Budget (30%) – $150k and the above other amounts are for 2-3 PART-TIMERS
That’s $270k pa. , MORE THAN 1/2 the money levied – In order for the balance to be spent on Cameras 30%-$150k ( and you will most likely already have your own site covered with private cameras ) and $80k for a part time road patrol .
You decide if the $900*-$1000 or more for your site PLUS gst each year is best kept in your hand or paid as this Levy ( * Average levy payable for a Titled Industry Unit that we have calculated )
